Shared ownership

What is Shared Ownership?
Shared ownership is a Government funded scheme to help people become home owners who may have thought that buying a home was beyond their means and cannot afford to buy a home outright.
Through shared ownership you buy a share of the property and pay rent on the remaining share you do not own. Gradually you may purchase further shares and eventually own your home outright*. Shares start at 25% of a property’s value so shared ownership helps you to get onto the property ladder even if you are only able to get a small mortgage.

Why shared ownership?
Affordable! Shared ownership brings down the amount of money that you need to borrow to live in a home where you want to live. Although you need to pay a deposit to the mortgage lender, it will only be on the share that you are purchasing and not on the whole amount of the property and you will be living a property that would normally be out of reach.
No Chain! If you are buying a new shared ownership home, your move won’t be affected by the other people in a chain which can often make the sales process difficult. Our experienced Home Sales Advisors will guide and support you through the buying process so there is someone on hand to answer all your questions.
Ready to move in! Your home is new, so you don’t need to decorate to get rid of that awful wallpaper or the 1960’s bathroom. Our homes all include ovens and hobs as well as lots of other items that you could pay extra for with other builders. Who qualifies for shared ownership?
You should be eligible if the following apply:
• You have a household income below £60,000, but
• You have sufficient household income to afford the minimum 25% share in a property
• You are a first time buyer or in priority need of housing if you already own a property or you previously owned a home

Who are Help to Buy NEYH and why do I have to send my application to them?
Help to Buy NEYH are the regions Help to Buy Agents. They are a central organisation who advertise properties and assess applications for all types of affordable home ownership schemes throughout the North East, Yorkshire and the Humber. When you send your application to them they compare your circumstances to a set of minimum criteria and if you qualify they will pass the application form to us. They can then provide central government with statistics on who is buying affordable home ownership products so we can improve our services and target funding more efficiently.
